CAPITAL IMPROVEMENTS INCLUDE

  • Construction of a 50,000 SF secure truck court, dock canopy, and elevator cores
  • Demolition of single-story annex building along 32nd Place (COMPLETE)
  • (1) New 5’-8” x 9’-0” freight elevator that can be dedicated to full floor users
  • (1) New shared 5’-8” x 9’-0” freight elevator with access to every floor, including lower level parking and roof
  • (2) 5’-8” x 9’-0” freight elevators for future construction
  • Complete lobby renovation with a new entrance and canopy
  • Repainting entire building exterior and window frames for a clean, modern look (COMPLETE)
  • Upgrading building to high voltage service of 15W psf, with installation of (4) 2500kVA transformers
  • Replacing existing 750kW generator with new 1000kW standby generator (roof space available for a tenant’s dedicated generator)
  • Constructing new core restrooms on floors 2 – 5
  • New fire alarm system
